Generally they have worn many real estate hats over the years, including building and running their own businesses. Over time, they’ve discovered who they really want to be when they grow up. They’re done living their lives for other people or trying to impress their peers. They’ve done all that and found it to be unsatisfying. Now, they are comfortable with who they are and what they love. They want to have the best life they can and do what they are amazing at. So they’ve narrowed their focus to the parts of the job they love best and can keep doing for a long time … selling a massive number of homes to fabulous people.

While someone else takes on the stress of payroll, management, accounting and all the other joyous aspects of running a business, the Senior Sales Consultant plies their advanced craft amidst the beautiful surroundings of a master planned community. Their job? Help folks achieve the greatest lifestyle dream in America: the purchase of a brand new home. Throw in a steady supply of high-quality buyer leads, guaranteed (gorgeous!) listings, loads of autonomy, big goals to accomplish and financial rewards that surpass their days as an owner/operator… what could be better?!!

This Senior Sales Consultant is a driven, goal-oriented individual energized by an insatiable will to achieve great things - and they already have, at a very high level. They simply refuse to stop! They’ve mastered the art of asking insightful questions before leveraging their powerful communication abilities to persuade and obtain incredible levels of commitments. Their personality is enthusiastic and fun, capable of generating in their audience the brand of excitement that leads to action. They are a proven influencer: whatever they are into, others are watching and getting into as well!

The Sales Consultant appreciates the support of a world-class team - especially one they don’t have to manage or keep on the payroll anymore! Cutting edge marketing, admin, closing support, customer service, communication, high volumes of quality listing inventory… it’s all taken care of and delivered on a silver platter. They just get to network and sell and… hey, why not get their life back?

Primary Responsibilities

  •  Promote GreenTech homes to buyers and achieve quarterly sales goals for the community.
  • Generate increased buyer traffic through social media, video, blog articles, prospecting, networking with Realtors, Realtor drops, open houses and regular community events.
  • Maintain planned presence at model home and engage all guests, establishing a relationship and determining their home buying needs utilizing GreenTech’s in-depth discovery process.
  • Obtain guest information, enter into CRM and implement effective follow up strategies to move prospects along the sales process.
  • Conduct successful tours with buyers, answering questions, providing information about the community and discussing features of the homes.
  • Consult buyers to select preferred home site, floor plan and general design budget.
  • Quickly and efficiently drive home site interest into successful contracts, coordinating with the GreenTech office, buyer and co-operating agent. Draw and present all offers.
  • Upon acceptance of contract immediately refer buyer to GreenTech production team who will assume responsibility for the rest of the process including design, building, communication and closing management.
  • Develop expert knowledge of GreenTech advantages, floor plans, and home sites. Pursue world-class mastery of new home sales techniques, home building processes, competing inventory, mortgage financing, neighborhood information.
  • Track relevant market, demographic, buyer data and periodically submit reports.
  • Coordinate with GreenTech office to establish successful business plans, marketing strategies, events and provide market-based feedback on product, plans and pricing.
  • Promote a winning first impression of the community by overseeing site cleanliness, model home presentation, onsite and directional signage, collateral, professional appearance. Resolve issues quickly by coordinating with office and field staff.
  • Aid in maintaining a successful online buyer experience by liaising with administrative team to update listing feeds and maintain community web pages.

Education & Experience

  • Minimum High School diploma or equivalent; Bachelor’s Degree preferred
  • Active Tennessee Real Estate license
  • 4+ years of real estate sales experience
  • Proven track record of $6,000,000+ in sales per year
  • In depth knowledge and understanding of real estate required

  • Significant income opportunity with generous blend of base salary and commissions.
