The Roosevelt is one of the most adaptable home plans we have ever built. It can convert from a 3bed/2bath 1,800 sq ft, 2 car garage home into a 5 bed/4.5 bath, 2,900 sq ft, 3 car garage home.

As you enter the covered porch, you’ll be greeted with an 8ft glass door adorned with a charming gas-lit lantern. You’ll walk into a well-lit,  20 ft high double clear-story living room, open to the dining and kitchen. The downstairs is standard with 10ft ceilings and 8ft doors, making each space feel elevated and elegant.

The living room is positioned in the front with a direct connection to the porch and unimpeded views of the park or streetscape. The large kitchen is open to the living and dining room. Your dining room will open up to a private sodded courtyard. Depending on the homesite size, you may have the option to expand the dining room size and add a covered side patio. The large primary bedroom is located in the rear on the main level and is over 250 sq ft in size. You’ll have 2 primary bathroom configurations to choose from and the large walk-in closet is accessed from the primary bedroom. As you go upstairs, you will have 3 configuration options available:

  1. Included: Upstairs layout is equipped with 2 bedrooms and 1 hall bathroom.
  2. Option 2: Upstairs option to include a large closed bonus room, 2 bedrooms, 1 hall bathroom.
  3. Option 3: Upstairs option to include 3 bathrooms and 2 bathrooms (4th bedroom to have a private en suite bathroom).

The double-car garage access on the courtyard homes will come from the rear. Depending on the lot, there may be a third-car driveway option available. As you enter your home from the garage you’ll be greeted by a mudroom/laundry combo. A third-car garage is available (if homesite size allows).

A carriage house option is available for the Roosevelt if the homesite allows it. The carriage house has separate stairs in the rear to access private quarters equipped with a true living room, bedroom, closet, and bathroom. Perfect for providing private accommodations for long-term guests or live-in extended family.

Courtyard homesites have been purposefully designed to provide 100% usage of one side of your homesite (The courtyard side) and 0% usage on your neighboring side (Your neighbor’s courtyard).

  1. The average courtyard size will range from 1,000 sq ft to 1,500 sq ft depending on the homesite and home plan you chose.
  2. Each courtyard comes included with sod and irrigation.
  3. You may fence your courtyard. Approved fencing material and color will be provided.
  4. We will have several uncovered patio expansion options available, as well as an outdoor firepit option.
  5. Awnings and outdoor patio canopy/shade structures are allowed in your courtyard.
